
A landmark 22-story mixed-use tower in downtown Montréal, combining ground-floor retail, 8 floors of office space, and 10 floors of residential — built using PluginConstructions' proprietary hybrid modular-core system, which enables high-rise construction with the efficiency and quality of modular manufacturing.
The Challenge
Conventional modular construction is typically limited to mid-rise buildings. The client's program required a 22-story structure in a dense urban site with tight crane access and a city-mandated construction noise curfew. The project had to be delivered faster than the competing conventional bids.
Our Solution
We developed a hybrid system pairing a cast-in-place concrete core and transfer slabs with factory-built modular units stacked around the core. This allowed full high-rise structural performance while factory manufacturing the majority of the floor plate. The result: 60% of construction hours moved off-site, dramatically reducing on-site duration and noise.
