A modular condominium project built on a tight urban infill lot in Montréal. Working between existing brick party walls with almost no room to spare, we craned fully finished residential modules — kitchens, bathrooms, and finishes already installed — directly into place, assembling the three-story building in a fraction of the time a conventional site build would have taken on such a constrained lot.
The Challenge
Infill lots in established Montréal neighbourhoods are notoriously difficult to build on: no laydown space, neighbours on both party walls, narrow lane access, and a short construction season. Traditional construction would have meant months of disruption on a cramped site with nowhere to store materials.
Our Solution
We manufactured the residential modules off-site — complete with kitchens, bathrooms, flooring, and finishes — while site and foundation work proceeded in parallel. A street crane lifted each module over the neighbouring buildings and set it precisely between the party walls. The structure was assembled in days, with only finishing and connections completed on site, minimizing disruption to the neighbourhood.
